Position Summary

Process and pre-underwrite conventional, FHA, VA and Bond mortgage loans to ensure compliance with Company, secondary market investor, and government agency standards. Achieve production and quality metrics. Liaison between loan officer, borrower, underwriter and funding. Prepare and review loan file to ensure completeness of submission and supporting documents, as well as compliance with underwriting and investor guidelines. Monitor overall loan processing cycle time to ensure the loan closes on time.
Communicate and coordinate the resolution of issues that delay loan closing timeline. Go to subject matter expert/lead when Supervisor/Lead is not available.

Essential Functions
* Monitor the overall lending process, and identify, resolve and communicate issues that could impact timely closure of loans.
* Analyze loan-to-value ratio, debt-to-income ratio, credit report, application, income and assets, source(s) of down payment funds and examine supporting documentation to identify potential fraud or misrepresentation.
* Identify potential issues and communicate to consumer and loan officer.
* Order and review all third party documentation, including credit checks, title reports, appraisals, tax returns, verifications of employment/assets, etc. to identify and address potential issues.
* Stay current with federal, state regulations, policies and industry trends.
* Check ratios, and verify accuracy of AUS findings and program applicability.
* Review and verify documentation integrity to ensure it aligns with findings, completeness and compliance, and submit loan file to underwriting for approval.
* Identify qualifying/program issues prior to submission to Underwriting, and re-structure loan as necessary.
* Provide options within guidelines and makes recommendations if borrowers may qualify for suitable programs.
* Update and verify accuracy of data input into system.
* Verify compliance with Company standards, federal and agency regulations, standards, and guidelines, as well as any applicable state-specific and or local regulations, ordinances, etc.
* Obtain and verify clearance of all underwriting conditions and prepare the file for submission to Closing.
* Order generation of loan documents.
* Coach and provide guidance to less experienced Processors as needed.
* Use and modify templates to compose professional correspondence and emails.
* Provide status updates to Loan Officers, borrowers and agents.

Qualifications
* High school diploma or equivalent required; college courses/technical training related to Business, Finance/Accounting, Legal, or related field is preferred.
* Total recent work experience includes five or more years experience as a Loan Processor, preferably processing conventional and FHA loans along with at least two years of experience processing VA and Bond mortgage loans.
* Ability to build strong relationships with loan officers, production, underwriting, closing and other internal and external partners.
* Expert knowledge of overall mortgage lending internal processes and control, as well as federal, state, and regulatory requirements/guidelines related to consumer mortgage lending for conventional, FHA, VA and Bond mortgage loans.
* Expert knowledge of conventional, FHA, VA and Bond mortgage loans, including various product/program guidelines, necessary conditions for approval, and investor specific guidelines.
* Expert knowledge in new construction documentation and condominium projects.
* Expert knowledge of valid documentation related to processing consumer mortgage applications (e.g., complex tax returns, financial statements and records, verification of income and deposits, etc.).

Supervision

* Depending on experience, supervision is intermittent to infrequent
* Depending on experience moderate to high level of independent judgment and discretion related to area(s) of specialization
* May provide guidance to less experienced team members to resolve/escalate issues of high complexity
* Exercise sound judgment in executing core job responsibilities
* Average monthly pipeline is 14 loans.

Financial Services Branch.
The right candidate will promote and provide business development, origination of loans, relationship management with customers and clients.

Essential Duties and Responsibilities
* Marketing/Business Development:

* Spend adequate time in builder communities earning the business
* Provide weekend coverage in builder communities and grand opening functions
* Make presentations on loan products in Sales Meetings and with Sales staff in builder communities
* Develop sales leads for mortgages in builder communities and real estate offices
* Follow-up, for business development, with visitor/lead cards of buyers who do not purchase D.R. Horton homes
* Develop a detailed marketing plan annually to include business development/sales strategy with on-site sales representatives and outside Realtors
* Meet with the Branch Manager on a quarterly basis to review the marketing plan and results
* Responsible for marketing of DHI Mortgages products and services to potential business sources for the purpose of loan originations
* Educate and train potential business sources (captive and non-captive) via sales presentations
* Responsible for content and accuracy of all marketing materials
* Represent DHI Mortgage in a professional manner at industry-related functions

Initial Loan Application:
* Meet routinely with builder sales representatives
* Prepare prospective applicants for the initial loan application meeting
* Obtain all required signatures on the Loan Application
* Submit file through the Automated Underwriting system
* Review all documentation provided by borrower, check for accuracy and address any discrepancies
* Conversation Log must clearly note status of any required documentation not included in the file

Other Duties:
* Daily Pipeline Management (loan application to funding process)
* Quality Control – be familiar and comply with all DHI Mortgage’s QC policies, review updates to manual and attend meetings as necessary
* Provide input to management
* Attend production/staff meetings
* Special projects as assigned by branch manager
* Infrequently, assist in resolving post-closing/funding problems

Education and/or Experience

* Bachelor’s degree (B. A.) from four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.

* Licensed mortgage loan officer as required by state.

Loan Officer Assistant

The Loan Officer Assistant plays an important role in the organization by performing, under direct supervision, a number of activities related to assisting originators build complete loan files for submission. This role may perform the Lead to Contract and/or Contract to Close duties.

Essential Functions

Lead to Contract duties:
* Assist originator in appointment setting with prospective and new applicants.
* Provide new lead call backs within 20 minutes and maintain a 35% conversion rate from lead to appointment.
* Set and confirm appointments for originator and manage calendar.
* Provide administrative support managing various client databases (lead tracker, MyCircle, Zillow, etc.). Send new clients online pre-qualification link on behalf of originator.
* Assist the originator with obtaining an accurate and thorough 1003.
* Analyze customers credit and financial scenario and determining appropriate loan product(s).
* Run credit on loans assigned to an originator
* Run AUS findings and prepare the Initial Fee Worksheet.
* Pull and prep web applications and other duties; including updating credit reports and AUS findings.
* Request status updates from pre-approved clients and referral sources (weekly TBD calls).
* Keep up to date with company approved programs and software systems; implement and execute new systems for team and clients.
* Provide marketing support by coordinating, creating, obtaining compliance approval, tracking, and distributing advertising materials as needed.
* Manage monthly compliance-approved email marketing to realtors.

Contract to Close duties:
* Monitor key dates related to loan transactions and respond accordingly.
* Send loan forms, disclosures agreements, and other supporting documentation to customers for completion and signature; manage the collection of completed documents accordingly.
* Manage assigned originator’s database; tracking active loan(s) and entering data as needed.
* Maintain customer contact to ensure follow-up of loan application and answer basic customer inquiries while providing quality customer service.
* Provide support in the collection and preparation of submitting loan application with supporting documentation to processing.
* Order out 4506T, SSA, Credit Supplements, AccountCheck and Work Number as needed.
* Prepare and submit loan applications to processing, helping to resolve any subsequent file issues and escalating processor conditions as required assisting processor in clearing any conditions placed on loan(s).
* Reviewing CD to ensure fees and cash at closing are consistent with commitment to customer.
* Provide any necessary assistance through production and underwriting process.
* Provide status updates to referral sources on active loans, subject to Guilds policies on Consumer Privacy and Safeguarding of Information.
* Answer customer inquiries related to active loan, and/or loan application status.

Additional common duties:
* Acting as a primary point of contact for the customer, and keeping the customer informed throughout the process, subject to the limitations as set forth in Guilds SAFE Act and Consumer Privacy/Safeguarding in Information policies.
* Pricing loan in accordance with Guilds policies and communicating fees to operations team.
* Quoting rates and making commitments regarding locking to customer.
* Maintain referral source relationships through quick response time and excellent custom service.
* Prepare and send thank you cards to referral sources and new clients.
* Collect supporting documentation from customer, gathering necessary documentation for pre-approval.
* Act as a point of contact for the customer and referral source, keeping them informed throughout the process.
* Discuss product features with customer.
* Perform other duties as assigned.
* Per GUILD company policy and in accordance with investor underwriting guidelines, this role is prohibited from submitting documents to underwriting and ordering written (non-third party) employment, income, deposit, mortgage or rental verifications under any circumstances.

Qualifications
* High school diploma or equivalent is preferred, along with at least two years of experience in Mortgage lending or related field.
* Active MLO licensing required.
* Ability to manage multiple priorities; strong detail orientation and highly organized.
* Works with a strong sense of urgency and responsiveness.
* Passionate about delivering excellence in customer service.
* Demonstrated patience and professionalism when interacting with both internal and external customers.
* Proficiency with data entry, PDF software programs, Microsoft Word, and Excel required.
* Strong verbal and written communication skills. Basic math skills.
* Ethical, with a commitment to company values.

Supervision
* No direct or indirect reports.
* Low level of independent judgment and discretion used in decision-making; executes standard core job responsibilities with only minor variation and escalates more complex issues for advice and resolution.
* Travel: 0%

Requirements
* Physical: Work is primarily sedentary; mobility in an office setting.
* Manual Dexterity: Frequent use of computer keyboard and mouse.
* Audio/Visual: Ability to accurately interpret sounds and associated meanings at a volume consistent with interpersonal conversation. Regularly required to accurately perceive, distinguish and interpret information received visually and through audio; e.g., words, numbers and other data broadcasted aloud/viewed on a screen, as well as print and other media.
* Environmental: Office environment no substantial exposure to adverse environmental conditions.
